The housing market is not delivering what we need.

We are a local group of people working togther to create a housing solution for us, and the community we live in. We have little choice but to rent homes that are cold, expensive and over insecure contract terms, but we are working toward achieving a socially and environmentally sustainable alternative.

We are designing and delivering this project ourselves, with a mixture of public crowdfunding, private investment and public grants.

​

We are crowdfunding to make possible our affordable, self-build housing scheme. Your loan will help us to buy a site and build 7 high-performance, low-impact houses to Passivhaus standard with shared facilities and permaculture gardens near Bristol.

Our Housing Vision

 

  • Affordable: Access to suitable housing doesn’t need to be blocked by financial barriers.

​

  • Democratic: Homes and communities should be controlled by the people who live in them.

​

  • High Performance: Living sustainably doesn’t need to be a luxury.

​

 

Our Housing Principles

 

  • Co-operation

Housing co-ops are democratic organisations controlled by their tenants, who set policies and make decisions about ongoing management. Each member of our co-op has equal, withdraw-able shares of just £1, so assets cannot be divided among us and no equity will be lost if someone decides to move out. Any surplus we raise is used to improve and develop the co-operative, not to enrich us or any shareholders. This provides us with the incentive to keep our rents low. .

 

  • Sustainability

We have designed quality, durable homes that work with the landscape to save energy and minimise environmental impact. They are designed to Passivhaus standards, the gold standard for energy-efficiency. As well as being airtight, they use mechanical ventilation with heat recovery to circulate fresh, clean air at marginal cost. Outdoor spaces are designed according to permaculture principles and laid out to complement natural features. Homes that save energy can reduce fuel poverty by freeing up money for other living expenses.

  • Inclusive and Adaptable

Our spaces have been designed to be appropriate for people of all ages and abilities, and can adapt to the diverse needs of existing and future residents. We take a  ‘loose fit, long life’ approach to interior installations and consider the possible disassembly, reuse, and/or recycling of building components and materials at the end of their useful life.

 

  • Healthy

Our homes and neighbourhoods should enhance our quality of life, our sense of safety and belonging. They strive to be thriving, vibrant and special places for their residents. Our built environment allows people to grow and age in place, minimizes risks and hazards, and provides accessible places to play and explore.

Tortoiseshell Housing Co-operative

We are 9 members all in need of secure housing. Among us are qualified architects, engineers and plant scientists, busy drawing up plans to build a small community of affordable, low-carbon homes and shared permaculture gardens.
